Procedures for buying realestate in Slovenia

VPRAŠANJE:

I am a real estate agent from Prague. I have a buyer for the Slovenian properties. I know nothing about purchase procedures in Slovenia. Could you help me, please?

ODGOVOR:

In general the real estate business is organised in a usual manner in Slovenia. Majority of the business is done via real estate agents who usually take 2% from the seller and 2% from the buyer. In case of leasing a monthly lease is taken as commission. There also exist a 2% transaction tax for any selling and some additional costs for lawyers and paper work. There are also few rare situation - particularly for new properties and for the reselling within few years - where the value added tax have to paid.

The fact is that the foreigners - at least as a private persons - are rare buyers in Slovenia due to existing legal restrictions, so the majority of agencies do not have the English version of their Web site. The foreign companies can buy the properties somehow easier.
